There are two main types of basement leaks. The first is water coming up from under the basement floor and second is water coming in through foundation walls. Although they both result in the same problem for the house owner, each has a distinct waterproofing remedy.
Water coming in through the floor
If water is coming in through cracks in the floor, edges of the flooring, or the middle of the floor, this indicates that the weeping tile drainage system surrounding the foundation isn't functioning properly. If you have a sump pump, it might also indicate that it has broken down. This type of basement leak can be addressed two ways: from the exterior or the interior. By excavating around the foundation and replacing the weeping tiles, you can fix the problem from the outside. Installing a sub-floor drainage system or a french drain will solve the problem from the inside. Both methods are great waterproofing solutions and will keep your basement dry for a long time.
Water coming in through the walls
If your basement leak is due to water seeping in through the concrete foundation walls, it can also be fixed on both the outside and inside. Water seeping in through the walls is often a sign of a foundation wall fracture. Foundation crack injections is a strong way to repair these cracks from the inside. However, by using waterproofing material, you can fix this issue from the outside as well. The quality of your home's foundations, its age, and how many leaks there are will all contribute to which waterproofing technique is optimal.
